The campsite offers around 40 pitches spread across terraces, with approximately 30 pitches providing electric hook-ups (10 or 16 amp). Facilities include a washing-up area, shower and toilet blocks, and a chemical waste disposal point. There is also an accessible toilet and shower, featuring a raised toilet and easy wheelchair access.

There are 15 pitches designated for tents, each around 30 feet in length, suitable for most large tents. Five of these pitches include electric hook-up, and smaller campervans are also welcome in the camping area. For groups of family and friends, the site aims to allocate pitches close together, with a designated area suitable for mixing tents and caravans. Early booking is recommended, particularly during weekends and holiday periods, as the site fills quickly. Small contained fires are permitted, and small rallies are welcome.

To maintain a peaceful atmosphere, guests are asked to keep noise to a minimum after 10pm, with no noise after 11pm.

Boathouse Farm is a family-run, traditional mixed organic farm that has been in operation for over 40 years. The site caters exclusively to tents and small campervans and is equipped with flushing toilets, hot showers and washing-up facilities to ensure a comfortable stay. Camping
The site welcomes tents, tent boxes and small campervans, including short wheelbase VW campers with standard-sized drive-away awnings and trailer tents. Motorhomes and caravans are not accepted. Each booking includes one tent, one car and one toilet tent, with any additional items requiring separate bookings.

There are 20 basic grass tent pitches without electric hook-ups and 5 grass pitches with electric hook-up. There is no minimum stay requirement, although certain dates, such as bank holidays, may require a two or three-night minimum stay. Single-night bookings are available throughout the season, with check-in between 2 pm and 8 pm. Set within a quiet three-acre site, the location offers a peaceful rural environment with plenty of wildlife and farm animals.

Facilities include a toilet block with separate male and female toilets, along with a wet-room-style shower block featuring two male and two female private rooms, each equipped with a toilet, sink and shower. There is a chemical waste disposal point for green fluid only. Guests also have access to an information hut with three wash-up sinks, a shared fridge and freezer, and an indoor/outdoor washing-up area. A small children’s play area is available.

The site provides direct access to miles of off-road walking routes and is located on the 3 Dales Trail. Dogs are welcome for a small charge but must be kept on a lead at all times, with a maximum of two dogs per booking in the camping field. Barbecues are permitted if raised off the ground, while open fires are not allowed. Only fire pits and wood purchased on-site may be used, subject to weather conditions. The site is family-friendly, backpacker-friendly, Duke of Edinburgh pre-booked group-friendly and motorbike-friendly. Free basic WiFi is available on-site, although coverage may vary.

Shepherds Huts
Located in the CS field, each shepherd’s hut is positioned in its own private space, offering outstanding views across open fields, Thruscross Reservoir and the surrounding woodland of the Washburn Valley. Guests can relax on the hut’s balcony, take in the scenery and watch the animals roam, creating a peaceful and memorable retreat.

The Swaledale hut is decorated in fresh green tones and themed around Swaledale sheep, which are a key part of the farm and easily recognised by their distinctive black faces and curled horns.

The Herdwick hut features modern blue tones with a Herdwick sheep theme. Named after the farm’s own Herdwick sheep, often affectionately referred to as “Houdinis” due to their mischievous nature, these animals frequently graze nearby, adding character to the glamping experience.

Wensleydale is a slightly larger hut designed for longer stays. It includes a king-sized bed, a more spacious kitchen area and additional indoor space, making it ideal for extended visits. Named after the Wensleydale Longwool breed and the well-known Yorkshire dale, this hut also offers a later checkout time of 11 am for added convenience.

All huts are designed for up to two adults and provide a peaceful, pet-free and infant-free retreat.

The farm’s location near Thruscross Reservoir offers access to a variety of local attractions and outdoor activities. There are six reservoirs nearby with scenic walking routes, while attractions such as Lightwater Valley Theme Park and Bolton Abbey are within easy reach, providing something for everyone to enjoy.

It also carries a unique sense of history, having been used during World War II to accommodate servicemen from RAF Edgehill. Today, several original air raid shelters remain across the 30-acre property, adding to its character and heritage.

The site offers adult-only, fully serviced touring pitches within its five-pitch CL (Certificated Location), alongside additional tent pitches on a separate camping field. This allows guests to choose between a more structured touring experience or a relaxed, alfresco-style stay immersed in nature.

The CAMC members-only pitching area features five closely mown grass pitches, each separated by a beech hedge within a natural grassland setting. Every pitch includes a dedicated service point with water, a 16-amp electric hook-up (with 10kW per night included) and grey water disposal. The area is surrounded by well-maintained open grassland, creating a spacious and high-quality environment designed to provide a five-star experience. Complimentary WiFi is available, although connection strength may vary due to the rural location.

For those bringing tents or campervans, the designated camping field offers scenic spots such as Sunrising Hill, The Dingles and The View, ideal for guests who prefer a more traditional outdoor experience. The site provides a variety of pitch options, including space for up to 10 tents without electricity, which can also accommodate campervans. There is one grass pitch with electric hook-up suitable for tents or campers, one grass camper pitch with electricity, and three hardstanding pitches with electric hook-up.

Barbecues are permitted but must be kept off the ground at all times.

Epwell is ideally located for exploring a range of attractions in and around Banbury and the northern Cotswolds. Nearby highlights include Broughton Castle, a beautiful moated manor house rich in history, and Upton House and Gardens, known for its art collection and landscaped grounds. History enthusiasts can visit the Battle of Edgehill site, which offers scenic views alongside its historical significance.
